If the client wants to undertake the renovation project, then we can develop that plan for them and oversee the sale to a Developer who will spend the time and money redeveloping the property. A specific plan is set forth for a tax deferred exchange into the new property of one or more buildings for the client.
If we can better the existing portfolio of a client by redevelopment, diversification, increasing the cash flow, easing the property management, or any combination thereof, then we would have reason to move forward reorganizing the existing real estate portfolio.
